Good Lease Deal?

So I have been shopping around and got the following deals. Wanted to see what others thought.

MSRP $49550.00
Your Price $41980.00
BMW Lease Rebate (5500.00)
Net Price $36480.00


30 Month Lease
12k miles per year
$5000 Down including tax title license and first month
[email protected]+tax for a total payment of $296.57

36 Month Lease
12k miles per year
$5000 down including tax title license and first month
[email protected]+tax for a total payment of $334.02

I'm thinking about doing 15k miles a year which would add $20/month. Please let me know if you think these are good deals. This is my first lease
 
What is sales tax where you live? And/or do you know what money factor they're going with?

From your given information, they went about 16% off MSRP, which is pretty good (maybe you could squeeze out a tiny bit more).

But without knowing your sales tax I can't figure your money factor, but I would guess it could be negotiated down a bit as long as your credit is good.
 
Take a look at Leasematic.app. Aim for 15-20% off MSRP on 2014s, then factor government incentives. You should be able to get close to those monthly payments with very little down on a lease.

Base acquisition is $795, and base money factor is .00125 — higher figures are dealer markup.
